Questions clients ask
Plain-language answers for the client or family member involved in the matter. Joe handles the real estate side only. Legal questions stay with your attorney.
Does Joe provide legal advice?
No. Joe is a licensed California real estate agent, DRE #01513916, not an attorney. He provides real estate information such as pricing, preparation, marketing, and net proceeds estimates. Legal questions about title, authority, court process, or your rights stay with your attorney.
What happens after my attorney submits the property?
Joe confirms scope and the approved communication channel with counsel first. He then schedules a property walkthrough, prepares a market analysis with an estimated net sheet, and sends everything back through the channel your attorney approved.
What do I need to provide?
The property address, who can provide access, current occupancy, any known repairs or deferred maintenance, and the name of the person authorized to make decisions. If a court or an agreement limits what can happen with the property, your attorney should share those terms.
How long does the initial review take?
Joe responds to a submitted matter within one business day and typically delivers the written market analysis and net sheet within three to five business days after seeing the property.
Who does Joe communicate with?
Counsel sets the rule. In probate matters Joe usually works with the personal representative and copies the attorney. In divorce and family law matters Joe stays neutral and sends identical information to both sides and both attorneys.
Do I have to sell the property?
No. Many reviews end with a decision to keep, rent, or buy out the other party. The market analysis and net sheet are meant to help you and your attorney decide, not to push a sale.
What does the review cost?
The initial consultation, walkthrough, market analysis, and estimated net sheet cost nothing. Compensation only applies if the property is listed and sells, and the terms are set in a written listing agreement.
Is my information kept private?
Yes. Property and matter details are used only to prepare your real estate analysis and are shared only with the people your attorney authorizes.
